We own three condos at Point East and all are on the top 3rd floor just a few doors from each other so it's great for small weddings or family reunions. #312 Honeymoon Suite 2BD/2BA condo is ocean front with an east facing balcony overlooking the courtyard, pool and ocean beyond. The minute you walk in the front door you see blue ocean.

This beautifully decorated condo is perfect for honeymooners or special occasions, but it's also equipped for family use. It has a king size pillow top bed in the master suite and two FULL SIZE beds in the guest room so it's very comfortable for families too! There is also a queen sleeper sofa in the living room for an additional sleeping arrangement. This decor is all ocean blue and sandy tan so it blends beautifully with the ocean view.

Our other two condos face south so they have warm southern exposure with an ocean view from the balcony looking east. Each of these condos is very unique and I gave them unique names based on their decor and color scheme. One is my Tranquility Suite #304 with dark Bahama wood and wicker furniture, and soothing colors for relaxation. My Tropical Suite #309 is invigorating and energizing with rich corals, greens, golds and blues, natural and stained wicker. 

All three vacation condo properties have the same bed configuration with king bed, two full size beds and queen sleeper so they can all sleep up to six guests comfortably. Rent all three with room for 18 and have a big beach party.

We have lived in New Smyrna Beach for 20 years and we love living in this beautiful island community. We lived on the beach for 14 years and now we have semi-retired and built a home in a privaate golf community on the mainland near I-95.

We truely enjoy our small rental business so much, and have many repeat guests and referrals. My husband still works part time so most of the rental dutes are handled by myself. We do our best to make our guests feel welcome, and we try to meet their needs and expectations during their stay. We treat them like extended family and friends.

Since we live just 20 minutes away, I personally meet and greet my guests and go over their check in procedures. Once all questions are answered, I collect the rent and provide a parking pass for their vehicle. I'm always available if they need further assistance.

We have a good staff of regular cleaning people and maintenance people, but we still like to pay close attention to the details of maintaining these properties in a professional mammer. We constantly try to think of special things that our guests might request and make them available throughout the condo such as hair dryers, an umbrella for that occasional rainy day, guest book with lots of shopping tips, restaurant reviews, and links to web sites of other attractions and activities in and around New Smyrna Beach. We also have a front closet filled with beach chairs, beach toys, buggie boards, cooler, beach bag, beach umbrella and there is always other items that guests leave behind. We are "hands on" people so we keep our properties well maintained and constantly make improvements. We have well stocked kitchens with good quality cookware, and we offer upgraded linens and towels for total comfort and relaxation.

Why We Chose to purchase our condos at Point East

We purchased our first Point East condo about 9 years ago, then after the housing market crashed we purchased another unit in 2009 and then another in 2010.  Each purchase was a work in progress and we quickly got busy fixing everything and painting and decorating.  I find many of the decorating accessories at our thrift stores in town that support our local charities, such as Habitat for Humanity, Hospise, and many others. 

 The main reason we decided to buy additional properties at Point East Ocean Front Condominium Resort is the management of the resort.  We are definitely happy with how this condominium resort is operated.  We just love the amenities of the resort and the on-site management team goes out of their way to be helpful to me and also to my guests. The resort is always making improvements and we have a wonderful BOD that carefully controls expenses while maximizing value. It's a family friendly property with the heated Olympic size pool, kiddie pool, and shuffleboard.  We like that the resort is in the preferred non-driving beach zone and there are no cars on the beach. We also like that there is a lifeguard on duty next door at the 27th Avenue Ocean Front Park. The park next door also offers basketball and handball courts, a small playground, covered picnic tables, charcoal grills, restrooms and outdoor showers so it can accommodate overflow if I rent all three condos for a wedding or family reunion.

The Unique Benefits of this Condo

In the off season (after Labor Day) we personally use and enjoy our condos on occasion, and share them with family when they visit from out of town. But the properties are fairly popular even in the off season and I stay busy with bookings throughout the year. Florida weather is perfect 12 months out of the year and even nicer in the fall after the crowds re gone and it's not so busy. I discount after Labor Day so I enjoy my little business all year long with couples needing a little beach break, and families arriving for Thanksgiving and Christmas to get out of the cold or visit friends or family living here. The average annual temperature is 72 degrees so it's perfect for snowbirds or early migrating "birds" to get a little sunshine and warm ocean breeze.

Shopping Tips
 
Depending on your length of stay, you may want to stock your kitchen with condiments, snacks, or other necessities.  Or maybe you didn't  pack the right clothes or need additional clothing.  New Smyrna Beach has a good selection of stores for all your needs. 
 
If you are here on a Saturday, we have a "Farmer's Market" on Canal Street.  They are open until noon.  You will find the freshest local veggies and lots of other goodies there so try to support our local farmers and crafts. 
 
But if you want a large mall for shopping, the Volusia Mall in Daytona is only 25 minutes away.  Just take I-95 north to Daytona Beach and get off at International Speedway Drive (U.S. 92).
 
Here in New Smyrna Beach we have plenty of places for fun shopping for all:
 
We have Wal-mart and K-mart on SR 44 as you are coming into town, so they are the staple stores for most anything you need.  But some of the other stores listed below are good choices for tourist shopping.
 
For inexpensive snacks and kitchen stocking items we have a Dollar General Store, 1433 S. Dixie Freeway (U.S. 1).  It's in a strip mall called Dixie Plaza that also has our Beacon Movie Theater and other stores.  There's a nice ice cream shop and also a restaurant for a snack before or after the movie.  Top Nails is in the same strip mall and you can get an inexpensive manicure and pedicure there.  It's the best price in town.
 
For inexpensive clothing and tourist items we have a Bealls Outlet Store with lots of bargains. 1914 SR 44 (in the Wal-mart Plaza)
 
If you want a family priced food market, we have the Food Lion on beach side two blocks south of 27th Avenue.  I keep a discount swiping card on my door key ring, so be sure to have the cashier swipe it for the weekly discounts.  It's in a plaza with several restaurants and a liquor store, plus a big beach tourist gift store.  It's located at 4178 South Atlantic Ave. 
 
If you want a more gourmet food market, our new Publix Grocery Store is very upscale with a great deli and bakery.  It's in the Indian River Plaza at 709 3rd Avenue along with several restaurants and other shops.  The Plaza also has Natalius by the Sea if you feel the need to work-out at a great fitness center.  They have daily rates.
 
If you want a walking area to browse, then Flagler Avenue is the place.  There are plenty of surf shops, souvenir shops, fashionable boutiques, and lots of restaurants and pubs along the way.  There will usually be live entertainment in some of them on the weekend.  We call it the Flagler Crawl. Flagler Avenue runs East and West from the North causeway to the ocean. 
 
Our main business district is Canal Street on the mainland side.  It has many antique shops and several restaurants and furniture stores.  Canal Street also has a Farmers Market on Saturday morning with fresh produce.  The Deli Cafe has a good breakfast and lunch menu.
 
If you love thrift stores or have the need to buy some inexpensive items, then just check the yellow pages under Thrift Stores for listings.  We have quite a few and they all support wonderful charities, so you are helping the community while helping yourself.  We have a large Habitat for Humanity shop on U.S. 1 South just past Ace Hardware.  Our Hospice Thrift is next door to Ace Hardware.  There is our Drug Free Thrift Store in the Dixie Plaza (supports our youth).  There is also a great beach side thrift run by our Methodist Church at the corner of Flagler Ave. and Peninsula.
 
If you love French pastries, you must visit our very French Mon Delice Bakery at 730 East 3rd Avenue.  It's ok to indulge a little.  You just need to walk a few extra miles on the beach to burn it off. 
 
If you are trying to stay healthy and want a Health Food Store, we have Heaths Natural Foods at 600 East 3rd Avenue and a new health food store in Edgewater in the Publix Plaza.  The name is Brothers Nutrition, 2980 Ridgewood Ave., Edgewater.  It opened under new management in November 2011 and it's getting a lot of attention for their specialty items.  If you can't find what you need at Heaths, try Edgewater's Brother's for a totally different concept. 
 
If you want the freshest seafood market, we have Oceans Seafood next to the CVS Drug Store on 3rd Avenue.  This market has the freshest seafood on the island.

Once you visit New Smyrna Beach, I promise you will want to return again and again.  It's the best little secret on the East Coast of Florida.
